Garden Room, Office, Harlow Common, Essex
We were contracted to design and build a garden room for a client in Harlow, Essex. There was no requirement to obtain planning or building permission as we designed the building to be less than 30mSq in floor area and less than 4mm in height. For the foundations we constructed eight concrete pads, with steel universal beams bolted together to form a ring beam.
Practical, Low Cost Foundation Option
There are trees present in the garden. Normally, with trees present we would pile the foundations, at a cost of £12000. Instead we created a far more cost effective solution, using bottle jacks and steel shims. Now, if the building varies slightly out of level, it can be jacked to the correct alignment.
The wall structures were constructed with 125 x 50 tanalised timbers. Externally we fitted plywood and Maley Cedral boarding, internally we installed timber cladding.
We constructed a pitch roof with 6 x 2 rafters and Cedar Shingles for the roof covering. The floor structure was constructed with 200 x 50 tanalised joists, with plywood covering.
The walls, roof and floor are insulated with Celotex and the building was decorated internally. Finally, we fitted carpet tiles and plumbed in a sink.
